Kathleen Moniello became our realtor in the spring of 2020 when she assisted us in purchasing a home in Connecticut. We lived in Colorado at the time and were interested in moving back to the east coast. We were active on Realtor.Com and Zillow.Com and found a house on Zillow where she was the featured realtor. As soon as we contacted Kathleen, she immediately called us to set up a meeting to define our goals and objectives in purchasing this house. She suggested we quickly put in an offer if we were satisfied with the price and amenities. We were somewhat reluctant to do that as we were located in Colorado and hence unable to visit the home in-person. Kathleen offered to visit the house and conduct a virtual tour for us where we were able to see the house in detail. She did that. After the tour we were happy and relieved with what we saw and submitted an offer on the house the next day. Much to our disappointment, someone had put in an offer before us. Kathleen suggested we modify our submission to make it a full-price offer. Once we did, the owner accepted and we moved forward to secure the house. It turned out that the seller’s realtor was somewhat skeptical of our intentions as we were making a full-price offer on a house, sight unseen. Kathleen suggested a local friend or relative do a walk through to ‘certify’ our offer. My mother-in-law lived close by, and that’s what happened- she did a walk through and liked the house very much. In the end we bought the house in the summer of 2020. When we met Kathy in January 2021, we were facing a daunting task: finding a new home amidst the rising real estate prices in the pandemic market. It was not an easy time to be house hunting, but Kathy’s calm demeanor, communication skills, responsive nature, and encouragement buoyed us. When it was time to sell my parents’ home, I found myself in the unique and overwhelming position of entering the real estate market for the first time in my life, during the pandemic. Kathy was calm, knowledgeable, and helpful. Prior to selling the house, I had a pre-inspection because I didn’t know what needed to happen. My mother had been a chain smoker, so I needed to repaint in order to sell. I had new windows put in. The roof had been twenty years old, so we replaced it. When Kathy came on board, we discussed the kitchen—whether to leave it as is or redo it. Kathy explained the pros and a few cons. She asked me to consider: Why not make the house as nice as it could be for the sale? She shared insights on what buyers were looking for, procured a quick quote for the work, and together we decided it would be worth the investment, that I would get back every penny and more. Kathy worked with the contractor to help pick everything out and guide the process. Kathy had great taste and knew what would work in the home; I appreciated her expertise. For me, this was an emotional step. The result was beautiful, and with Kathy’s help, I felt like I could breathe during the renovation. Selling a home can be stressful overall, but when there was a hiccup, Kathy worked through it with me. It's hard to relax when you don’t know the process, but Kathy’s guidance helped me feel more comfortable. One hiccup that came up was whether or not my parents’ home was in a flood zone, which would have required the buyer to purchase flood insurance. My parents hadn’t had a mortgage, so they hadn’t needed flood insurance. Kathy secured a surveyor, who produced an elevation certificate. Then, Kathy discovered that my parents’ home elevation was higher than all the neighboring houses except for one--and all of those properties had been reclassified from an A zone to an X zone, and so did not need flood insurance. The buyer was comfortable going forward with a strong assurance that, like the neighboring homes, FEMA would issue a letter reclassifying my parents’ home and he wouldn’t need to buy flood insurance either. It was Kathy who guided me through this hiccup, Kathy who knew what to do and how to understand the results. Kathy took the time to explain the pros and cons of each offer as they came in. She was patient with me and my parents’ home, and she was dedicated to selling the house--and it did sell. I appreciated working with Kathy and am very pleased with the sale. Kathy was truly wonderful during our first home-buying experience. She showed us many properties until we found the right one for us. In a multiple offer situation she guided us on an offer with an "escalation clause" which won us the bid without leaving money on the table. When the inspection revealed some significant issues, she had contractors (Carpenter, HVAC, and Electrician) out to look at the work needed and we had quotes within a few days of the inspection. Kathy was able to negotiate seller credits for the full amount. When we were told that the seller concession would need to be a reduction in the sales price of the house vs. a credit at closing, we were concerned because this would not give us the cash in hand to do the repair work. Kathy worked diligently with our attorney and lender to structure the closing in a way that would give us the cash back to pay the contractors.The contractors that Kathy recommended were excellent and all of the work was completed within 3 weeks of our closing. They were great and we know we will use them for future projects. Overall, Kathy helped us alleviate any stress that comes as first time home buyers. She answered all of our questions and guided us every step of the way. We are so glad to have worked with her!

I contacted Kathy after seeing her ad in our church bulletin. The ad mentioned that she was a Senior Real Estate Specialist who worked with Seniors and their families. That was exactly what I was looking for! My mother had recently moved out of her house and into an assisted-living facility. I was overwhelmed with the task of cleaning out 40 years of accumulation and getting the house on the market. Kathy’s guidance was instrumental in determining what needed to be done to get the house market ready. She recommended what furniture we should leave in the house as well as the placement of it. She also advised me on what repairs were critical and which were not as important. With Kathy’s assistance, we were able to get the house cleaned out and on the market quickly. Kathy recommended a competitive asking price which accounted for the fact that the house was in good condition but required several updates. As a result, we had multiple offers and went under contract in just two days with an offer over list price! Once the house was under contract, Kathy also coordinated and monitored the necessary activities, including the inspection, as well as recommending and introducing me to an excellent attorney for handling the closing. Overall, I am extremely happy with Kathy. I could not have picked a better agent!

Kathy was truly a pleasure to work with. She is very knowledgeable of the process of selling a house. After her first walkthru of the property she made minor changes to furniture placement, suggested “shampooing” the roof and other arrangements to make the house show the best. The house was leased with about 1 year left. She worked with the tenants (they had resided there almost 14 years) assuring them the lease would be honored.
